Special Inspection sets the Stage for Successful Execution of your Project

Special inspections are now mandatory as a part of any construction project. It can be a new construction, repair or upgrade work too. The nature of the project decides the types of special inspection you will need.

The Department of Buildings (DOB) requires property owners to carry out special inspections for safety. is a certified special inspection agency helping clients meet the construction codes laid down by the DOB.

The sole purpose of special inspection is to guarantee the safety of any building. Special inspections evaluate various aspects of your building like mechanical systems, structural integrity, insulation. The findings help you take remedial actions for any deviations from building codes and design.

You can prevent costly mistakes and reduce work when discrepancies are discovered right on time. We help you find any discrepancy in the early stages. Your contractor can correct their mistakes before it's too late and expensive!

Tighter DOB Requirements

The New York City DOB made the special inspections requirement tighter in 2012. Now you must assign a special inspection agency to carry out a comprehensive special inspection program. We are registered with the DOB and have qualified inspectors ready to take on projects of all sizes.

Our dedicated special inspectors carry out special inspections throughout the construction process. The findings of the inspections ensure that all work is done according to approved plans and specifications. You can also expect your project to meet all the New York City Building Code standards.

Tested and Proven Special Inspection Process

A Streamlined Process for Greater Efficiency : you have a 100-store shopping mall or a two-room home, our services are customized to meet your needs.

So how do we actually help you execute a project successfully? Let's take a look at our time-tested process which has provided value to multiple clients.

Filing of TR 1 : Special inspections come into play when the Technical Report: Statement of Responsibility (TR1) is filed. A designer will list all the special inspections required for the project in the TR 1 form. The DOB requires you to file a TR-1 at the time of permitting. So it's also crucial for beginning your project.

You will need a qualified and certified special inspection agency to carry out all the special inspections. Our work begins by taking the responsibility to perform all the special inspections on your behalf.

We will review the plans and the inspection list and send you a proposal of services. Your work is to accept the proposal so that we can take the deal ahead.

Next, we will sign the TR-1 form as the responsible special inspection agency. You can now submit it to the DOB and wait for your work permit.

After You Get Permit : The real work begins after you get the building permit. Our special inspectors will work closely with your general contractor to ensure all work is done according to approved plans. We communicate regularly with your contractor so that we can set up a smooth inspection process. That way we can avoid any project delays and keep the construction going on!

We adopt different inspection methods based on the needs of your project. Some inspections only need visual evaluation while others may need simple measurement instruments. We may also have to perform laboratory testing with sophisticated equipment.

We use advanced technology to conduct inspections. Our inspectors may use magnetic particle inspections or X-ray imaging for testing steel welds. We can use gamma radiation for compaction testing of soils and hydraulic compressive testing equipment for testing masonry prisms.

Special Inspection Reporting : We will submit periodic special inspection reports to your contractor and you. Generally, your contractor will get a report from use within 72 hours of completion of the inspection. If we notice any discrepancy during our inspection, we immediately notify your contractor.

Your contractor can take care of the discrepancy and bring the project back on course.

We will provide a final report at the end of the project. The report will include the summary of special inspections done by us and any work you need to complete.

Signing of TR-1 : After all outstanding work is completed, we will give the project sign-off. It confirms that all special inspections have been done and the work complies with all DOB regulations. We will sign the document and testify for compliance on your behalf. You can then submit the TR 1 form to the DOB.

Finally, you can get the Letter of Completion and subsequent Certificate of Occupancy!

What do We Inspect?

Special inspectors evaluate a number of items such as fabrication, materials, connections, components, installation and construction methods. We undertake all special inspections that your designer lists in the TR 1. You can also get consultation on the inspections that you might need to include in your list.

A special inspector will also look at other things like :

  • Is the contractor using the right materials?
  • Are the installations properly done?
  • Do the site store materials according to codes?
  • Are the personnel qualified to undertake the work?
  • Was the construction done according to approved documents?

The actual special inspections vary from project to project. We can perform all types of special inspections that your designer lists down. You can find four categories of special inspections :

  • General building construction
  • Fire-resistant construction and fire protection systems
  • Mechanical and plumbing systems
  • Construction operations and structural materials

How Many Special Inspection will I Need?

The number of special inspections you need depends on your project. For example, an exterior upgrade work may require a single inspection.

Construction projects need multiple inspections over the course of the project. You will need special inspections until all outstanding work has been completed.

The contractor's sequence of work also impacts the number of special inspections. For example, you will need a single inspection if the contractor builds the entire wall properly before applying concrete.

TR-8: Professional Energy Code Compliance Inspections

Find out If Your Building is Complaint to Energy Codes

9 out of 10 buildings in New York failed to meet the energy code requirements. The Department of Buildings (DOB) found the startling fact when they audited thousands of architectural plans for homes and offices back in 2014.

Since then, meeting the energy code has become crucial for contractors and designers. Unless you meet the energy code, your project may never get a permit from the DOB. In worse cases, you may also receive a stop work order notice. If your constructed building doesn't meet the energy code, you can also be fined heavily by the DOB.

Meeting the energy code is essential to achieve the goal of energy-efficient buildings and reduce emissions.

The best way to find out if you meet energy code requirements is to have a TR-8 energy inspection carried out. Of course, you will need a certified and professional inspection agency and this is where come in!

We employ highly trained and experienced inspectors to carry out 2014 NYC Energy Construction Conservation Code progress inspections. Our team is adept in carrying out inspections to meet the requirements of Technical Report 8 or TR-8.

TR 8 Inspections are Mandatory

Just like TR 1, you need to appoint a certified inspection agency for TR-8 inspections. You cannot avoid TR 8 inspections and they are mandatory for all constructions projects. You should remember that only a registered agency like can carry out the inspection.

TR 8 inspections ensure that the work has been done according to the approved construction drawings. We can help you find out any discrepancies so that you can take remedial actions in a timely manner.

Our adept inspectors will also check whether the values found in your construction project are in line with the last-approved energy analysis. If you meet the NYCECC requirements, we will sign off the technical report and help you provide occupancy on the earliest.

Whether you are dealing with a small home or have a large commercial complex, our energy inspection services are here to help you out!

TR 8 Energy Code Inspection Service

We offer the following services under TR 8 inspections-

MEP / HVAC

Our inspectors will run thorough inspections of the equipment installed on the site. This will include your whole HVAC system and its components that have an effect on building emissions. That means we will check the heating equipment such as heat pumps and their performance. Your ventilation system is also another important consideration whether it is a residential, industrial or commercial building. Any other equipment like air conditions and their implications also fall under our inspection.

We will carry tests on your systems controls so that you can prove compliance with the approved design and plans. Our team will check all doors and windows to find out if your insulation and sealing is in order. Shutoff dampers play an important role in energy efficiency and temperature control. We will also inspect your shutoff dampers to determine if they meet the approved designs.

Our inspectors will inspect your duct system to find out if there is any leakage. We use advanced equipment to conduct duct leakage testing which accurately measures air flow and pressure. Our proven processes and cutting-edge technology make way for precise testing and provide results you can trust.

Lighting System

The lighting used in your construction will have implications for the energy code. Lighting systems must be energy efficient and follow the specifications in the approved plan. We will check the whole lighting system starting with those used in dwellings. Our inspectors will also test if you have the required controls in place to conserve energy when the lights are not needed.

The interior lighting of your building is an important consideration under the energy code guidelines. All fixtures and accessories should be in accordance with the approved design and plan. Our inspectors can help you find out if any part of the interior lighting system is not carried out as per the plan.

The same applies for any type of exterior lighting. You must follow the initially approved plans for all exterior lighting installations and controls in place. We inspect every aspect of your exterior lighting system to find out if you are in compliance with the plans.

will inspect the electrical energy consumption by your lighting system. You can easily know whether the lighting of your building is efficient enough and carried out according to the approved design.

Building Envelope

Your building envelope should conform to the original design approved by the DOB. The building envelope is an important factor when it comes to energy efficiency. We will inspect all the windows for their U-Factor and if they are in accordance with the approved plan. Our team will also conduct inspections for rating and leakage to help you determine any discrepancies.

You must have chosen insulation materials with high R-value for greater insulating effectiveness. Placement of insulation is also important and needs to be included in the approved drawings. We will inspect your building to make sure the R-values are as per the approved plan. Our inspectors will also find out if your insulation placement matches the documents that got approval from the DOB.

Air sealing and insulation is also important and must comply with the original drawings. We will help you determine whether your insulation meets the approved design or you need to make changes in the as-built documentation.

Last but not the least, your vestibules will also form a part of our inspection. We will check whether your vestibules in your actual construction match the values found in the last-approved energy analysis.
