Completed in 1989, this 21-story condominium tower was developed by the London-based Royco Property Corporation.The design by Fox & Fowle has a red brick façade with three setback terraces. The building’s lower three floors are clad in Indiana limestone.Some of the 104 studio, one- two- and three-bedroom condominiums have fireplaces and the building has a garage, gym, garden as well as a concierge and doorman.
We entailed a survey of the existing conditions of all MEP/FP equipment within the existing parking garage beneath 222 Riverside Drive. The 30 year old garage accommodates 32 cars with valet attendant. Survey determined existing conditions of all MEP/FP equipment, including the ventilation system and sanitary system with pumps. New York Engineers submitted a report detailing existing conditions, code analysis, highlight any existing code violations, and an equipment condition assessment.
