CHALLENGE

The owner of the Pet Care Rx was planning to open a new office in an existing commercial building in Brooklyn, New York. The place was 14,000 Sq. Ft. rented space in an existing commercial building with existing electrical, water, and sewer services provided by the base building. The owner was planning to renovate a small part of the space and rest area to utilize it as it is.

Following were the challenges.

  • The client was looking for a low-cost design by utilizing the existing fire sprinkler, ductwork, water, electrical, and sewer services provided by the base building.
  • To check and verify the condition of the existing MEP system and feasibility for reuse.
  • Design the drainage plumbing fixture without touching the sewer below the floor.

Our team of design experts surveyed the complete area to check the condition of the existing MEP system and found the best possible routing and tie-in location of new piping and ductwork to an existing system without affecting the operations of other stores and minimizing the construction cost.

Domestic water and sewer load were calculated and satisfied within the available existing load in compliance with all local and energy conservation requirements.

A compact under sink mounted sewage pump was provided to pump out the wastewater to avoid any floor penetration and disturbance to below floor occupancy. The existing sprinkler system was reutilized with some sprinklers relocation to save cost.

We saved the cost and time for the client by providing a quick and low-cost design within 2 weeks resulting in faster DOB approval.
