1. Do you want a permanent house or a mobile house?
This is one of the most important decisions to make! You can either go for a tiny home that uses a permanent foundation or choose one that can be easily moved. Both have their own set of implications and will influence the design.
For example, if you want a tiny house on wheels, we may design a structure with all utility systems inside for easy maneuverability. Houses that are attached to RV also benefit from a smaller size as you have to adjust to a life on the road. Smaller size also means you can tow the house with ease without the need for a high-capacity towing vehicle.
We may also design your house with the ability to go on-grid or off-grid depending on your parking location and trip length.
Different state and national regulations also apply to tiny homes. You may need to meet applicable codes like ceiling height, house size and more in case of permanent houses. Mobile houses may not invite building regulations but may be subjected to the Department of Transportation rules.
2. How many people will live in the house?
The number of people who will stay in your house will bring various design considerations. The more people you have, the more area of sleeping space you will need. We will also create a design with clever storage solutions to meet the needs of more people.
The number of occupants may also impact the house size. In some cities in North Carolina, you have to provide 150 square feet for the first occupant. Each additional resident means adding 100 square feet to your house.
So we need to know how many people will live in the house to create the perfect design.
3. Are you going to live part-time or full-time in the property?
Some of our clients want to use their tiny houses as vacation homes or rental properties. Others prefer to live in their tiny houses full time.
A house for full-time residency needs to be sturdy and able to accommodate all your stuff. You will also need to consider other factors such as local climate. For example, scientists predict that precipitation and downpour will increase because of climate change in New Jersey.
So even your tiny house should be prepared to meet the challenges. We will design your house in a way that it can withstand the downpours and minimize water problems for you.
4. Do you prefer an on-grid or off-grid system?
Depending on your needs and availability of parking space, you may choose to go on-grid or off-grid.
Going off-grid means you don't have access to year round, reliable water or power sources. That means we have to design a house with off-grid systems. You should also know that off-grid systems increase the footprint inside your tiny home.
We will create a design with all necessary tanks and pumps in a manner that they don't eat up your valuable living space. So we need to know how you want to set up your systems before we start designing your home.
5. Do you have any special considerations in mind?
If you would like to add some details or design your house in a particular way, we need to know the details. For example, you may want to choose a specific type of roof for your house. Or, you may want your house to have a Victorian getup.
Your preferences will have a direct impact on the design. So it's imperative that you tell us if you have any special requirements for your house. Only then we can come up with a design that meets your expectations.
6. What is your budget?
Your budget plays an important role when it comes to designing your tiny home. You will need to select building materials and other components based on your budget. We recommend that you try to strike a balance between your needs and your budget for optimum results.
For example, a fully functional utility system may be more important than roof decks or skylights. But of course your individual needs may vary and you can have a lenient budget. Our designers will keep your budget in mind and create the best design to offer maximum functionality.
Just because you are compromising on space doesn't mean you also have to compromise on quality. We can also work with a small budget and create a house matching your needs and preferences.
